Winged Foot Title, LLC picked up the short sale baton in late 2008, embarking on our journey to help our clients (buyers, sellers, and their Realtors) who were in dire need of a Fort Myers, Cape Coral, and Naples short sale specialist.

In our experience, the REO portion of the distressed sales market had been, and continues to be, off limits to local, independent title agencies like ours.

Much of the title insurance business in the REO market is directed to

  • Title agencies owned by or affiliated with the foreclosure law firms that handle lenders’ foreclosures or
  • National title insurers through high-level corporate relationships.

So, while the big bullies of the market played that game, we saw an opportunity in the distressed sales market and turned our focus to short sales in the Fort Myers, Cape Coral, and Naples area.

Some might call us vigilantes; others might just call us the short sale specialist.

The opportunity to help our Realtor associates improve their business was a win-win situation. By developing a suite of short sale title solutions, we not only helped the Realtors, but also the buyers and sellers involved in these transactions. In the end, we too were rewarded with an increase in revenue and market share. That makes it a win-win-win-win situation!

Take a look at this EMC Short Sale approval letter. The short sale approval came within approximately 34 days from the date of short sale package submission. The original loan amount was for 204k, and the lender accepted 66k with a commission of 6% to real estate agents.
